The Rocca al Mare Hotel is a purpose-built hospitality property completed in 2008 and operating successfully since opening. Located approximately 6 km from Tallinn city centre, the hotel combines strong accessibility with a distinctive coastal position on an elevated shoreline, where sea-facing rooms offer open views towards the Baltic Sea as well as Tallinn’s city centre and Old Town skyline.
The property is positioned within one of Tallinn’s strongest leisure and event-driven demand corridors. Immediate surroundings include the Estonian Open Air Museum, Tallinn Zoo, Rocca al Mare Shopping Centre, Unibet Arena (Estonia’s largest indoor sports and concert venue), Škoda Ice Hall, several sports complexes, and Kakumäe Haven Marina. This location supports year-round demand from tourism, event visitors, sports travellers, and leisure guests.
Designed and constructed specifically as a hotel, the building forms a complete and operational hospitality platform comprising 43 guest rooms together with restaurant and SPA facilities and all required service and operational infrastructure. The layout supports continued independent operation as well as repositioning or potential brand affiliation depending on investor strategy. Guest rooms and common areas are regularly updated and the building is in good overall condition.
Solar panels installed on the rooftop contribute to reduced operating costs and improved long-term energy efficiency. In addition, coded access card systems for guest rooms have already been implemented, enabling automated check-in and supporting a future-ready self-service accommodation model with reduced staffing requirements and improved operational flexibility.
The building is a three-storey structure with an additional basement level.

Layout:
The first floor includes reception, bar area, restaurant with kitchen and supporting service rooms including storage and staff facilities, office space, guest restrooms, and one double room adapted for guests with reduced mobility. The restaurant connects directly to an outdoor terrace.
The basement level includes SPA facilities with swimming pool, sauna complex, changing rooms, massage and beauty treatment rooms, two guest rooms, laundry facilities, and technical rooms.
