The Niitvälja area is one of the recognised equestrian locations in Estonia, where open landscape and functioning infrastructure form a complete and coherent environment. Niitvälja Stables is one of Estonia’s larger‐scale equestrian facilities with long tradition, located on approximately 25 hectares consisting of two primary cadastral units. The full land area is registered as equestrian‐related use, where one plot is classified as production land and the other as agricultural land, allowing horse management, equestrian services and related business activities without additional planning constraints.

The building complex has a total surface area of approximately 3,243 m², designed functionally to support high‐volume equine operations.

The stabling facilities comprise a total of 71 boxes, two wash bays, four farrier and veterinary treatment stations and seven separate tack rooms, organised according to different equipment needs (training gear, maintenance equipment, work equipment etc.). In addition, there are two large storage rooms and one smaller service room, as well as facilities designated for staff and visitors: three common lounge areas, separate changing and washing rooms for men and women, an office, meeting room, and a dedicated judges and secretary space. The main building also includes a full indoor riding hall with a viewing gallery and spectator section.

The entire facility is supported by several auxiliary buildings designed for operational needs. These include an equipment building, an older stable section, and designated storage for machinery and maintenance tools, all of which have been adapted and modernised over time in line with current equestrian facility requirements. The property also includes extensive turnout and paddock land that can be expanded or reorganised depending on further development plans.

Training facilities are among the most valuable elements of the complex. The indoor arena measuring 30 × 70 metres allows year‐round training, including during unfavourable weather. For outdoor training, there are several dedicated arenas: a 30 × 45 m sand arena, a 20 × 40 m arena and a separate lunging and exercise area. In addition, there is a large grass arena and a full cross‐country track suitable for professional‐level training and competition events. This creates an environment where horse preparation, structured training and seasonal training camps can be carried out both indoors and across the wider outdoor complex.

The facility belongs to a rare segment in Estonia, where large‐scale land use and purpose‐built infrastructure have been developed consistently over a long operational period. The property is systematically maintained, and improvements have been implemented step by step. Recent renovation works include the renovation of Stable II in 2019, upgrade of wash areas and roof replacement in 2020, electrical system reconstruction in 2021, refurbishment of administrative and meeting rooms in 2022, installation of solar infrastructure in late 2022 and extension of the solar system in spring 2023. These investments have lowered operating expenses and increased the energy independence of the complex.

The complex also benefits from a larger-than-average land area, which enables multiple future business streams such as training camps, hosting major competitions, expansion of breeding programmes or adding rehabilitation-related services if desired. The location of Niitvälja supports these activities well—known for open nature, proximity to recreational landscapes and a long equestrian tradition. Tallinn is within accessible distance, providing strong access for riders, companies and horse owners.

The maximum technical capacity of the stables is 71 horses, with historical operational levels averaging approximately 40–50 horses. This ensures adequate movement space, high-quality service delivery and adaptive intake capacity.

In summary, Niitvälja Stables is a large-scale and multifunctional equestrian facility whose strengths lie in structured infrastructure, substantial land area, stable service workflows and detailed planning that has evolved over time. Facilities of similar scale and readiness are rare in Estonia.
