In the annual Baltic Sotheby`s International Realty event results of previous year were summarized
Previous year, 2017, in the premium-class real estate market in the Baltic States showed positive growth.
With this conclusion, the annual event of the Baltic Sotheby`s International Realty representations of the all three Baltic States ended in Riga in the hotel Pullman Old Town Riga on February 9, where in ceremonial atmosphere the results of year 2017 were summarized and the best professionals in their field were awarded
The event of annual results was attended by 30 Baltic Sotheby`s International Realty team members from Latvia, Estonia and Lithuania. During the official part the results of concluded transactions and achievements the year 2017 in Latvian, Estonian and Lithuanian companies were presented, as well as the best sales and rental consultants of Baltic Sotheby`s International Realty in Latvia, Lithuania and Estonia were awarded.
Looking at the progress and the brightest moments of the last year, also heads of the representations of the three Baltic States shared their thoughts.
Paulius Gebrauskas, co-owner of Baltic Sotheby`s International Realty Lithuanian office commenting the situation in premium-class real estate market in Lithuania said: “For us in Lithuania, the year 2017 gain has been a year of growth. Great results were achieved, and we have attracted new, excellent professionals to our office.”
Tiia Sooaluste, Sales Director of Baltic Sotheby`s International Realty representation in Estonia: “The premium-class market in Estonia last year was developing in a positive direction that was facilitated by strong economic growth. There was an interest in both the purchase and sale of such properties and, thanks to such development of this market segment many tempting property offers were available. We expect moderate growth for this year, both in terms of amount of transactions and price policy.”
Vestards Rozenbergs, Head of Baltic Sotheby’s International Realty Board commenting results of 2017 and trends in Latvia said: “In general, this was a year of stabilization, continuing the market recovery trend of 2016 after recession in 2015. The second half of 2017 we saw increase in demand, especially from local buyers, correction of premium-class prices occurred, and predictability of demand for a certain range of prices was determined. Latvian economics is showing good results, and taking into account European and global economic growth forecasts for 2018 and 2019 the market growth is expected.”

After official part of the event, the members of
Baltic Sotheby`s International Realty team from Latvia, Estonia and Lithuania watched a story about Old Riga, enjoyed a special tea ceremony where various, excellently roasted Asian teas from the private collection were tasted, there was also a cigar master class and exquisite dinner.

Sooaluste sõnul laieneb piirkonna hoonestus iga aastaga. «Palju väärtuslikke hooneid on praeguseks juba restaureeritud. Siiani tühjana seisnud kruntidele kerkivad uued korterelamud, mille kortereid eelistavad sageli lastega pered» selgitab ta.
Kadrioru pargi haljastus on heas korras ning siin jalutamine pakub omaette elamuse. Väärika ajalooga piirkond
Ajalooliselt on seostatud Kadriorgu alati elitaarsusega. Sooaluste sõnul on tuleb see ilmselt Tsaar Peeter I rajatud ja tema abikaasa Jekaterina auks Katarinenthaliks nimetatud väärika Itaalia stiilis lossi- ja pargiansamblist. Selle lõunapiirile ehitati 1938. aastal ka Vabariigi Presidendi Kantselei ja roosiaed.
«Välissaatkondade Eesti esinduste töötajad nimetavad ühena esimestest eelistustest alati Kadriorgu, sest jalutuskäik südalinna ei võta võrreldes teiste Euroopa pealinnadega kaua aega ning samuti on jalutus- ja jalgrattateed rajatud kuni Pirita supelrannani,» rääkis Sooaluste.
Kirss tordil – Kadrioru Plaza
Pidevalt arenevasse piirkonda luuakse praegu ka Kadrioru Plaza kompleksi, mis ühendab töötamis- ja elamisvõimalused. Hoone valmib tunnustatud arhitektuuribüroo Künnapu & Padrik Architects käe all.
Arhitektide Vilen Künnapu ja Ain Padriku hinnangul on hoonele valitud koht eriline – kolmnurkne kvartal lausa eeldab erilist lahendust. Sinna luuakse imposantne, sissepoole pööratud aatriumikeskne lahendusega uusehitis.
Kesklinna, Kadrioru ja Lasnamäe alguse piirialale loodav Kadrioru Plaza on justkui värav ja maamärk erinevate asumite vahel. «Meile meeldib mõelda suurtes kategooriates. Kujundiline maja on perimetraalne, siin on ümarad kvartalinurgad, sammaskäigud, kaetud kõnniteed, katuseaed ja -terrassid,» tõid nad näiteid.
Lisaks kaunistab hoonet elav fassaadikäsitlus, mis meenutab veidi ka sama arhitektuuribüroo arhitektide Tartusse loodud Tigutorni. Kadrioru Plaza metallikarva fassaadi elavdavad erksad värviaktsendid. «Kogu arhitektoonika oma sümbolite, kujundite ja rütmidega ongi veidi ulmeline. Heas arhitektuuris on alati palju kihte ja tähendusi,» tõdesid Künnapu ja Padrik.
Arhitektide sõnul on Kadrioru Plaza kui juugendlik maja-masin, kust leiab kõik eluks vajaliku. «Erinevatest tänavasuundadest lähenedes näeme maja juba kaugelt lummava märgina,» lisasid nad.
Kadrioru Plaza asub ühe elavaima liiklussõlme kõrval ja seda iseloomustab väljakujunenud transporditaristu, tänu millele pääseb mugavalt näiteks Torupilli kaubanduskeskusse või Kadrioru parki. Sujuv transpordiühendus lennujaama ja südalinnaga muudab Kadrioru Plaza ka toimivaks tõmbekeskuseks. «Kadrioru Plaza elustab ja määratleb ühe säriseva energiakeskuse,» lisasid arhitektid Künnapu ja Padrik.

Район с достойной историей

По словам Сооалусте, это, вероятно, происходит от созданного царем Петром Первым благородного дворцово-паркового ансамбля в итальянском стиле, который был назван в честь его супруги Екатерины Екатериненталем. По оценке архитекторов Вилена Кюннапу и Айна Падрика, место для комплекса выбрано особенное – треугольный по форме квартал просто требует особого решения. Здесь будет возведено импозантное новое строение с обращенным внутрь атриумом.
Kadrioru Plaza, возводящийся на границе центра города, Кадриорга и Ласнамяэ, служит словно бы воротами и ориентиром между разными жилыми районами. «Нам нравится мыслить крупными категориями. Металлический фасад Kadrioru Plaza оживляют яркие цветовые акценты. «Вся архитектоника со своими символами, образами и ритмами выглядит несколько фантастично. В хорошей архитектуре всегда много слоев и смыслов», – говорят Кюннапу и Падрик.
По словам архитекторов, Kadrioru Plaza – это как дом-машина в югендстиле, где найдется все нужное для жизни. «Подходя со стороны разных улиц, мы уже издалека видим здание как завораживающий знак», – добавляют они.

Kadriorg, with its dignified history, is mostly known for being the greenest area in the city centre of Tallinn and for being within walking distance of both the centre and the beach. The icing on the cake is the new Kadriorg Plaza complex, where you will find everything you need in life.
The perfect environment for families with children
"Cute local cafés, romantic spots for picnics and the park’s alleys for walks in summer and skiing in winter," lists Estonian head of
Baltic Sothebys International Realty Tiia Sooaluste in describing the area. She also recommends visiting the highly regarded art exhibitions at Kumu and admiring the restored villas dating from the first republic that peek out from gardens overgrown with lilacs in the spring.
According to Sooaluste, more housing is being constructed in the area every year. "A lot of valuable buildings have now been restored,” she explains. “New apartment buildings, which are preferred by families with children, are being built on plots that stood empty up to this point."
The greenery in Kadriorg Park is well-tended and walking around here is an experience in its own right. In addition, there is a children's museum, Miiamilla, next to the rose garden which has a playground for smaller kids to have fun in. There are also kindergartens and schools in the area and many child-friendly places to eat, such as NOP, Katharinenthal and Gourmet Coffee.

An area with a dignified history
Historically, Kadriorg has always been associated with the upper echelons of society. According to Sooaluste, this most likely stems from Katharinenthal, the Italian-style palace and park built by Tsar Peter I in honour of his wife Catherine. On its southern edge, the Office of the President of the Republic and the rose garden were constructed in 1938.
"Kadriorg is always the first choice for employees of foreign embassies in Estonia, because walking to the centre doesn’t take much time compared to other European capitals, and there are also bike and walking tracks that lead all the way to Pirita beach," Sooaluste says.
She admits that Kadriorg has become the most expensive part of the city centre to live in for these very reasons in the last couple of decades. "I often hear my business partners boasting that they live in Kadriorg,” she reveals. “If you’ve already set up a home here, you don't just up and leave it for somewhere else."
The icing on the cake: Kadriorg Plaza
Kadriorg Plaza, a complex which brings together living and working opportunities, is currently being constructed in this constantly developing district. The building has been designed by the well-known architecture firm Künnapu & Padrik Architects.
According to architects Vilen Künnapu and Ain Padrik, the plot chosen for the building is special – being triangular in shape, it demands a special solution. An imposing modern building with an inverted atrium-centred design is being constructed.
Set on the borders of the city centre and the Kadriorg and Lasnamäe districts, Kadriorg Plaza is like a gateway or landmark between the different parts of the city. "We like to think big,” the architects explain. “Big categories. Our concept for the building is perimetric, while the block it’s on has rounded corners. There’s a portico, covered walkways, a roof garden and roof terraces."
In addition, the building is adorned with a lively facade that in some ways resembles that of Tigutorn in Tartu, which was designed by the same firm. The metallic facade of Kadriorg Plaza is enlivened by its brightly coloured accents. "The architectonics of the building are a little absurd with all of the symbols, shapes and rhythms,” the designers admit. “But good architecture always has multiple layers and meanings."
According to the architects, Kadriorg Plaza is like an art nouveau house-cum-machine in which you will find everything you need in life. "Approaching it from various directions, you see the building from a distance as an attractive landmark," they say.
Kadriorg Plaza sits alongside one of the city’s busiest traffic zones, characterised by the established infrastructure, which allows you to easily reach places such as Torupilli Shopping Centre or Kadriorg Park. Smooth transport links to the airport and city centre make the complex an effective focal point. "Kadriorg Plaza brings to life and defines a shining centre of energy," say the architects.

Sotheby's Announces Definitive Agreement to be Acquired by Patrick Drahi
Sotheby’s (NYSE: BID) today announced that it has signed a definitive merger agreement to be acquired by BidFair USA, an entity wholly owned by media and telecom entrepreneur as well as art collector, Patrick Drahi. Under the terms of the agreement, which was approved by Sotheby’s Board of Directors, shareholders, including employee shareholders, will receive $57.00 in cash per share of Sotheby’s common stock in a transaction with an enterprise value of $3.7 billion. The offer price represents a premium of 61% to Sotheby’s closing price on June 14, 2019, and a 56.3% premium to the company’s 30 trading-day volume weighted average share price. The transaction would result in Sotheby’s returning to private ownership after 31 years as a public company traded on the New York Stock Exchange.

The closing of the deal is subject to customary conditions, including regulatory clearance and shareholder approvals, but is not subject to the availability of financing. The transaction is expected to close in the fourth quarter of 2019 following shareholder approval.

Sotheby's Announces Definitive Agreement to be Acquired by Patrick Drahi
Sotheby’s (NYSE: BID) today announced that it has signed a definitive merger agreement to be acquired by BidFair USA, an entity wholly owned by media and telecom entrepreneur as well as art collector, Patrick Drahi. Under the terms of the agreement, which was approved by Sotheby’s Board of Directors, shareholders, including employee shareholders, will receive $57.00 in cash per share of Sotheby’s common stock in a transaction with an enterprise value of $3.7 billion. The offer price represents a premium of 61% to Sotheby’s closing price on June 14, 2019, and a 56.3% premium to the company’s 30 trading-day volume weighted average share price. The transaction would result in Sotheby’s returning to private ownership after 31 years as a public company traded on the New York Stock Exchange.

The closing of the deal is subject to customary conditions, including regulatory clearance and shareholder approvals, but is not subject to the availability of financing. The transaction is expected to close in the fourth quarter of 2019 following shareholder approval.
