The average size of Pirita apartments was 77.8 m\u00b2, the average price was 4,181 \u20ac\/m\u00b2, the median price 3,932 \u20ac\/m\u00b2, and the highest recorded price reached 8,626 \u20ac\/m\u00b2.<\/p>\n\n\n\n<p>By subdistricts, the price structure is clearly differentiated.<\/p>\n\n\n\n<p>Maarjam\u00e4e subdistrict \u2013 22 transactions, average area 64.8 m\u00b2, average price 2,695 \u20ac\/m\u00b2, total volume 3.79 million euros. This represents the more accessible segment of the Pirita market, suitable for buyers who want to enter the district at the best price point.<\/p>\n\n\n\n<p>Meriv\u00e4lja subdistrict \u2013 12 transactions, apartments averaging 90.4 m\u00b2 with a price level of 2,998 \u20ac\/m\u00b2. A quieter and more dispersed residential environment, where the compromise between spaciousness and distance from the centre becomes evident.<\/p>\n\n\n\n<p>Pirita subdistrict \u2013 the clear top tier of the market: 49 transactions, total volume over 20 million euros, average price 5,138 \u20ac\/m\u00b2, median price 5,167 \u20ac\/m\u00b2. This is where seaside apartments and newer developments are located. Prices fluctuate widely and exceed 8,600 \u20ac\/m\u00b2 \u2013 reflecting both location and the specific characteristics of each property.<\/p>\n\n\n\n<p><strong>What the Pirita apartment market offers today \u2013 and what it does not<\/strong><\/p>\n\n\n\n<p>In the Pirita subdistrict there are currently approximately 106 apartments on the market. Prices peak at up to 9,238 \u20ac\/m\u00b2 \u2013 for a furnished 129.9 m\u00b2 four-room apartment priced at 1,200,000 euros, including two parking spaces and a storage unit. Other apartments in the same development range between 6,200\u20137,695 \u20ac\/m\u00b2.<\/p>\n\n\n\n<p>In the immediate vicinity of Masti Street there are 16 properties for sale. Neighbouring new-development apartments offer 4\u20135-room homes sized 103\u2013134.2 m\u00b2, priced at 5,300\u20135,500 \u20ac\/m\u00b2, with total prices between 572,825 and 745,883 euros.<\/p>\n\n\n\n<p>However, when it comes to size, the picture is different: in comparison to the penthouse at Masti 3, the next largest available option is approximately 100 m\u00b2 smaller. This is no longer a variation within the same segment \u2013 it is effectively a category of its own.<\/p>\n\n\n\n<p><strong>Privacy and exclusivity: the value of rare supply<\/strong><\/p>\n\n\n\n<p>Pirita has a structural characteristic that transaction data consistently confirms: apartments over 200 m\u00b2 are rare. New developments follow market expectations and focus on medium-sized units that are easier to sell and finance.
